With the recent changes and uncertainty due to COVID-19, how do I know if this is the right time to start a Coaching Program?

What are the benefits of a planned transition?

Living life means that we are going to be confronted with change. Some changes in life are planned other changes are unforeseen and unexpected. The aging process changes a person’s priorities and life style choices.  More time with family, traveling, pursuing hobbies take a higher priority in life.  Time weighs on dentist’s ability to perform at high levels.  Illness, muscular structural changes may diminish a dentist ability to practice.  Selling your practice should be viewed as a planned process as opposed to an event. Planned transitions are significantly more financially rewarding for the seller than one caused by an unplanned event.

Does it make more sense to Renovate or Relocate?

This is one of the primary questions I receive when doctors are either at maximum capacity, or if it is time to improve flow and do a complete makeover.  This question is often addressed when a practice is coming up on the time for their lease renewal.  Or, if they own, they may be considering expanding the entire footprint of the building.  Believe it or not, after performing a market and project analysis, we have often found that relocating can be at or below the cost of the renovation.

When is it the right time to sell?

Knowing when to sell your practice requires you to understand your current situation and your passion to continue on the same path.  If you are desirous of a different work life balance it may be time to consider a sale.  Fostering a determination to stick out and be discontent is not a good option. Doing so may result in a loss of drive and passion that translates to diminishing revenues, patient dissatisfaction and diminished value for your practice.  Try to Go out at or near the top of practice success and make the adjustment to your life style that is satisfying to you and your loved ones.  

What is a fair market lease or purchase value for real estate in a Transition?

I receive this call often from doctors, attorneys, accountants, and even lenders.  There are so many variables to consider there is no one answer.  For example, a doctor called me to ask if $24/SF to lease the office of the practice she was purchasing was too much for her geographic location.  My knee jerk was “Yes” for that property, but there was no way to know until I understood the concessions involved, and or real estate purchase option and what those terms were based upon.  Knowing what the neighboring market rents or purchase pricing is one thing, but a complete assessment must be performed to assure Seller and Buyer that they are both being treated fairly.  To arrive at the fair market lease or purchase value we have to consider the comparable market (inclusive of adjusted value for build out) and the replacement cost (inclusive of depreciation) as primary metrics.  There are times however, that the value to a 3rd party buyer of the real estate is a factor to understand.  This is where our Evaluations for real estate take an objective approach to identify the proper marketable margin instead of a subjective finite number.
